About Te Āhuru Mōwai: Te Āhuru Mōwai is dedicated to providing quality social homes to whānau who need them in Porirua, Tawa and the wider region. Operating a Kaupapa māori model that is Tamariki and whānau centric, the organisation aspires to deliver world class tenancy services to our tenant whānau and maintaining strong and effective relationships with tenants. Te Āhuru Mōwai is the largest Māori owned Community Housing Provider in Aotearoa.
Role Overview: We are looking for a high energy Tenancy Manager (Relationships) or Senior Tenancy Manager, reporting to the Manager of Tenancy Relationships. Both roles involve maintaining strong relationships with tenants, understanding tenant needs and obligations, and ensuring that all tenancy and maintenance matters in a portfolio of 135 properties are managed well. The roles manage any rental debt and tenant placements for their portfolio.
Key Responsibilities:
- Tenancy Management: Ensure tenancy and maintenance requests are appropriately resolved. Ensure tenants understand their legal obligations and are meeting them.
- Rent and Record Keeping: Maintain accurate and timely tenant and tenancy information within the Housing Management system, and ensure rent is received and debt is managed.
- Tenant Feedback: Provide tenant and community feedback to Te Āhuru Mōwai to ensure the tenant’s voice is heard.
- Community Connection: Ensure tenants are connected with or offered relevant community or social development services, initiatives, and projects.
Qualifications and Skills:
- Strong understanding of tenancy management practices, or strong demonstrated ability in related fields.
- Strong personal resilience and a desire to help people.
- Excellent communication and interpersonal abilities, and a sense of humour.
- Strong work ethic, and proven administrative skills.
- Experience in providing community or social development services is a plus.
